Why EIFS and Precast Fail Under a Pressure Washer
EIFS is a foam-and-mesh system with a thin synthetic finish coat. Precast is porous and jointed. Both will take visible damage from a pressure wand held too close, and both will let water in behind the face if you force it, which turns a cosmetic job into a moisture problem inside the wall. We treat the growth chemically and rinse at low pressure, which is the method the cladding manufacturers actually specify.
Access, Height, and Downtime
We soft wash from the ground to roughly three or four storeys, which covers most of what we are asked to clean. Above that we coordinate a lift and schedule it into the quote rather than surprising you with it. Entrances stay open and usable throughout: we work in sections, protect the door zone, and move as your foot traffic moves.

Frequently Asked Questions
What surfaces can you actually clean?
Precast, cast stone, EIFS, stucco, brick, block, metal and composite panel, glass surrounds, awnings, and soffits. If you have something unusual we will test a small area before committing to the whole elevation.
Will this damage my EIFS or sealant joints?
No. That damage comes from pressure, and we do not use pressure on cladding. The growth is killed chemically and rinsed off at roughly garden-hose force.
Do you need to close the building or the entrance?
No. We work in sections and protect the entry zone as we go. Most clients schedule us outside trading hours anyway, which makes it a non-issue.
How high can you reach without a lift?
Three to four storeys from the ground on most buildings. Above that we price a lift into the quote up front rather than adding it later.
How long do the results last?
Two to four years on most elevations, because we kill the growth at the root rather than knocking the surface layer off. North-facing and heavily shaded walls come back sooner.
